Please read these terms carefully before booking a cleaning service with us.

By booking or using any service from End of Lease Cleaning Melbourne, you agree to be bound by the terms below. These terms may be updated from time to time β€” the current version will always be on this page. Questions? Contact us before booking.

1. Payment

  • Full payment is required on the day of the clean, upon our team's arrival at the property. We accept cash and bank transfer (EFT).
  • No deposit is required to book a standard residential end of lease cleaning service.
  • Water and electricity must be connected and operational on the scheduled cleaning day. If utilities are not available and a return visit is required, an additional charge of $100 applies.

2. Pricing & Quotes

  • All online, phone and message quotes are based on a standard empty property in reasonable condition. Final pricing may vary depending on the actual size, condition and specific requirements of the property.
  • If the property is in a messy or heavily soiled condition on the day, additional charges will apply. We will advise you of any variation before proceeding.
  • If you do not wish to pay additional charges for a property in poor condition, we will complete a basic clean to the original quoted scope only β€” without a cleaning guarantee.
  • Pricing is based on a single-storey property with one bathroom and one living room unless otherwise stated. Double-storey, extra bathrooms and furnished properties attract additional charges, all disclosed upfront.

3. Cleaning Guarantee

  • We offer a 7-day bond back guarantee on all standard end of lease cleaning services where we complete the full scope of cleaning on the property.
  • The guarantee covers cleaning only β€” it does not cover fixture damage, pre-existing damage, rust, burn marks, permanent staining, mould requiring specialist remediation, or issues requiring painting, re-grouting or handyman repairs.
  • No guarantee is provided if we are asked to clean only selected areas rather than the full end of lease scope.
  • No guarantee is provided on blinds β€” blind condition depends on age, type and material, and results cannot be guaranteed.
  • No guarantee is provided on carpets for stains, burn marks or permanent damage. Carpet steam cleaning is effective for general soiling but cannot remove all permanent staining.
  • No guarantee is provided on tile grout that requires re-grouting. We clean grout to the best of our ability; where re-grouting is needed, we recommend a professional tile specialist.
  • Oven trays and other items with permanent rust cannot be guaranteed β€” we clean to the best of our ability but cannot remove rust.

4. Re-Clean Policy

  • We offer one complimentary re-clean within 7 days of the original service date, for items covered under our guarantee.
  • To arrange a re-clean, you must provide photographic evidence of the items requiring attention. We cannot schedule a re-clean without verifying photos first.
  • Only one re-clean visit is offered. If the property cannot be accessed at the scheduled time, no further re-clean will be provided.
  • If you are unable to be present during the re-clean, leave a key in the letterbox at the agreed time. If no key is available, the re-clean cannot proceed.
  • End of Lease Cleaning Melbourne accepts no responsibility for the property or cleaning quality after 7 days from the original invoice date.
  • If furniture is moved after the original clean, we are not obligated to return for re-cleaning of the newly exposed areas.

5. Cancellation & Fees

  • Cancellations with less than 24 hours notice attract a $50 cancellation fee.
  • If our team travels to the property to provide an on-site quote and the booking does not proceed, a $150 fee applies to cover time and travel.
  • If our team arrives on the scheduled day and water or electricity is not connected, and a return visit is required, an additional $100 fee applies.
  • Key collection and return to the real estate agent attracts an additional fee of $30–$70 depending on location.
  • If there is no lift or elevator access and equipment must be carried up stairs, an additional charge applies based on the number of floors.

6. Property Requirements

  • Water and electricity must be fully operational on the day of the clean. No cleaning can be completed without both utilities connected.
  • End of lease cleaning is designed for empty properties. If furnished, we clean around furniture β€” additional charges apply.
  • Parking must be arranged by the client. If free street parking is not available, paid parking must be arranged at the client's expense.
  • Our cleaners must work independently on site. Clients and other tradespeople should not be present during the clean.

7. What's Not Included in a Standard Clean

  • Moving or lifting furniture or appliances to clean behind or underneath
  • Cleaning the top of kitchen cupboards
  • Kitchen walls (splashback included; general wall washing is additional)
  • Exterior windows, balcony glass, balcony walls or tile scrubbing
  • Garage walls, floor scrubbing or garage shutters
  • Venetian blind deep cleaning (individual slat cleaning)
  • Mould removal from ceilings or extensive wall mould
  • Patio, courtyard, backyard or outdoor areas
  • Appliances other than the oven (fridge, dishwasher drum, etc. are additional)
  • Painting, gardening, handyman repairs or structural work
  • Sticker or adhesive residue removal (additional service)
  • Wall washing beyond 2–3 spot marks per wall
  • Pest control or flea treatment (available on request, additional charge)

8. Additional Charges

The following are available at an additional cost, always quoted upfront:

  • Extra bathrooms beyond the first
  • Double-storey properties
  • Furnished properties (+$100)
  • Heavily soiled properties requiring additional time
  • Flea treatment or pet fumigation
  • Exterior window cleaning
  • Balcony cleaning β€” sweep, mop, cobwebs ($50–$100 depending on size)
  • Venetian blind deep cleaning
  • Wall washing (full walls)
  • Ceiling cleaning or mould removal
  • Garage cleaning
  • Patio, courtyard or outdoor cleaning
  • Appliance cleaning (fridge interior, dishwasher drum, etc.)
  • Sticker removal from surfaces
  • Key collection and return ($30–$70)
  • Equipment transport where no lift access is available

9. Liability

  • We accept no responsibility for pre-existing damage including scratches, scuff marks, rust, staining, broken fittings, handles, walls or cupboards.
  • Wall scratches, scuff marks and fixture damage cannot be remedied through cleaning and may require painting or repairs.
  • Our liability is limited to the value of the cleaning service provided.
  • Our guarantee expires 7 days from the original invoice date. No claims will be accepted after this period.

10. On-Site Conduct

  • Our cleaners must be permitted to work independently. Clients are asked not to remain on the property during the service.
  • If there are pets in the property, please advise us at booking. Additional charges apply for pet-affected properties requiring fumigation or flea treatment.
  • We do not use ladders on balconies where cleaner safety may be compromised.
  • By booking a service with End of Lease Cleaning Melbourne, you confirm you have read, understood and agree to these Terms and Conditions.
